Frequently Asked Questions

Below are some questions that we suggest that you consider when choosing your park.

Our experience has told us that thinking about each of them can save you both time and money!

We strongly suggest that you consider each of the following questions before signing the contract! Each question will have an answer! SkyBlue has the  answers for each of its parks.

How is the annual rent of your plot calculated?

Some parks are planned out like chessboards, this is not the case at any of our parks. Each plot is different,some are bigger than others. To keep things fair, park annual rents increase in line with plot sizes. The customer chooses, according to his requirements and budget, the plot to suit.

Above a minimum plot size of for example 150m2, the annual rents tend to increase approximately 10 euro for each additional metre squared.

Are the electricity and water rates included?

Each park asks that you pay for your own individual consumption. The prices tned to be taken directly from the French Electricity Board invoice, a surcharge is not normally requested by the park. 

Why is everything not included in the annual rent?

There are two main reasons. The first is that each customer will use his / her home for different periods of time (e.g. occasionally or for much of the year). The second is environmental, when we can see directly what we pay, we are by nature more attentive to our overall consumption. Better for your wallet and for the planet! 

Am I entering into a lease agreement, and for how many years?

No, not at all. It's an annual rental agreement.

Can I live all year round in my leisure home?

Given that a leisure home is not considered as a secondary residence, it is therefore not subject to the 'taxe d'habitation' and the law forbids an all year round use.

N.B. Many parks are open all year round, but the park will require that you are not in your home for at least 1 month per year.  

Is the annual rent of my plot renewed year on year?

Parks stipulate that your contract will be renewed each year so long as the park regulations are abided by. 

Does the park have a rules booklet by which residents should abide?

Each park will have it's own park rules and regulations.

You will be living in proximity to others during your stay on park. So that everyone can fully enjoy their stay there will be some simple rules that everyone must respect.

The park owners make continuous efforts to maintain their park. As a park resident you will be required to help preserve the general appearance and beauty of the park. Some parks may have specific guidelines designed to ensure the park retains its character and feel. 

Can I have family and friends to stay?

All parks accept you having family and friends to stay with you in your leisure home. You will also be able to allow a limited number of people to use your home without you being there, the details of this should be properly agreed from the outset. Some parks are more flexible than others.

Can I rent out my leisure home?

Yes. There tends to be two possibilities. 1. You are responsible for everything (cleaning, maintaining your home, inventory checks and any possible damage). and you receive the full value of the rent. Or, 2. the park looks after the rental and you pay a commission in return (commissions range from 30-50% depending on the service you require from the park).

Can I sell on my leisure home?

It is hoped that the parks would be sorry to see you leave! However, it is, possible to sell your home to a third party. There are two main possibilites.

1. You sell the home to somebody off-site who takes the home away with them, you would need to pay a disconnection fee and then the park would nromally leave the home ready for collection at the entrance to the park (in their car park).

2. The other option is that you sell the home at the park (the park can help you with this, but will almost certainly ask for a fee in return).

Is there a leisure home valuation guide book (an equivalent of the motor industry's Glasses guide)?

There isn't an offical second hand valuation book for the leisure home industry. Nevertheless, the trade applies a defined 'devaluation' percentage based on the price at new. We have provided the following table below to help. The value of the home will depend on its age but also on how well it is maintained. Additionally, the quality of the park, the plot on which it is sited and the way in which you 'decorate' the home (e.g. with decking, shed etc) all help you to achieve an attractive price should you decide to sell your home.

Finally, please note, as with the sale of any secondhand product, the market price can fluctuate higher or lower, depending on demand at the time.

Example:

A 7 year old mobile home, bought new at £30,000. It's resale value will be 30,000 x 40% = £12,000
